Big roofs, flat blocks, easy access

After the tight inner-city suburbs, Sunnybank is a relief to work in. Larger blocks, room to park, driveways wide enough to actually get the surface cleaner onto, and roof lines that are big but walkable. That shows up in the quote — the same size job here generally prices lower than it would in Camp Hill, purely on access.

Most of the housing is 1970s through 1990s low-set brick veneer with either a concrete tile or Colorbond roof, plus a steadily growing number of newer two-storey builds. Concrete tile is the one that stains hardest: once the factory surface coating wears off, moss and lichen take hold and the roof reads as filthy from the street even when the tiles themselves are fine. Colorbond is a different job again — it cleans up extremely well, but it needs the right approach or you end up with streaking.

The pre-sale work is the specialty here. Real estate photography is unforgiving: a clean roof and a clean driveway change the first photo of a listing more than almost anything else you could spend the same money on. What does not show up in the photos is the side path nobody walks on, so we will tell you honestly where to spend and where not to bother.

Timing matters. Ideally we are there a few days before the photographer, not the morning of — concrete needs time to dry out evenly, and a driveway photographed while still damp looks patchy.

I am listing in two weeks. What is actually worth doing?
Roof and driveway first — they are the two things that dominate the hero photo of a listing. House wash next if the walls are visibly marked. Windows are a cheap finishing touch. The side path and the back fence almost never appear in a photo, and we will say so.
Can you do it the day before the photographer?
We would rather have two or three days. Concrete dries unevenly and a driveway photographed damp looks blotchy in the pictures, which defeats the point.
Is Colorbond safe to pressure clean?
Cleaned correctly, yes, and it comes up very well. Done wrong you get streaking and can damage the coating. It is a different method to tile, not just a different setting.
Do you do Sunnybank Hills, Runcorn, Algester and Calamvale too?
Yes, all of them, at the same rates. It is one continuous area for us.
