Two methods, and the roof decides which

Roof cleaning falls into one of two approaches, and using the wrong one is how roofs get wrecked.

Pressure cleaning

Fast and effective on sound metal roofs and hard-glazed tiles where the surface can take it. It strips moss, lichen and years of built-up grime mechanically, and the result is immediate.

Chemical soft washing

Low pressure, with the chemistry doing the work instead of the water. This is what old terracotta, painted or coated roofs and anything with soft pointing needs. It takes longer to show its full result — the roof keeps improving for weeks as rain rinses the dead growth away — but it does not blow out mortar or strip what is left of an old coating.

On a lot of Brisbane roofs the answer is both: pressure where the surface is sound, chemical where it is not. That judgement is most of what you are paying for.

What we won’t do

We will not put high pressure through old terracotta pointing to make a job look quicker. If a roof needs the slow approach we will say so, and we will say it before we quote rather than after. For roofs too far gone for a one-off clean, there is an ongoing terracotta treatment programme instead.

Low pressure, the chemistry doing the work. On old terracotta and coated roofs this is the only method that gets the roof clean without taking the surface with it.

What drives the price

A roof clean starts at $600. Where yours lands depends on five things, and we would rather explain them than pretend every roof is the same.

Size

The obvious one. A small cottage roof and a sprawling two-storey are different days of work.

Pitch & height

Steep and high means harness work, slower movement and more setup. Single-storey and walkable is quicker and cheaper.

Access

Narrow blocks, tight side setbacks and no room to get gear in all add time. Camp Hill and the older inner suburbs are full of these.

Condition

A roof cleaned two years ago is a different job to one that has not been touched in fifteen and is carrying an inch of lichen.

Distance

We are based on Brisbane’s southside. The further we travel outside our usual patch, the more it costs to get there.

On steep or high roofs we can put a drone up before quoting. You see exactly what we see, and nobody climbs onto a roof just to have a look.

How the day actually runs

Do I need to be home?

No. As long as your windows and doors are shut you can go to work and come home to a finished roof. If you would rather be there, that is fine too.

How long does it take?

Most roofs are a few hours. Almost everything we do is finished inside a day, including the big multi-service pre-sale cleanups where we are doing the roof, house and driveway together.

Do you use my water and power?

Your water, yes. Not your power — we run our own.

What happens to my gutters?

We clear them. A roof clean pushes dirty water, dead lichen and chemical straight into the gutters, and leaving that sitting in a blocked one would be a poor way to finish a job. It is not always separately free, but it always gets done.

What about the garden and the outdoor furniture?

We take precautions around plants, which matters on the older Graceville and Chelmer properties where the planting sits hard against the house. We can move reasonable amounts of furniture, and we are happy to clean it off while we are there if you do not mind it getting wet.

Are you insured?
