Home/House Washing

House Washing in Brisbane

Render, weatherboard, brick, fibro and Queenslanders. Mostly low pressure, because the point is to take the grime off without taking the paint with it.

From $450
Single storey. Two storeys, difficult access and heavy mould move it up.

A house wash is mostly not pressure

People hear “pressure cleaning” and picture a wand blasting the side of a house. On cladding that is exactly how you strip paint, force water behind boards and blow out old sealant. Almost all of a house wash is soft washing — low pressure, with the chemistry killing the mould and the rinse carrying it away.

What you get back is not just a cleaner wall. Mould and lichen hold moisture against the surface, and getting them off is genuinely maintenance rather than cosmetics.

Older Queenslanders

Around Graceville, Chelmer, Moorooka and Tarragindi we are working on houses that are a century old, and they need reading before they are washed. Timber casement windows on the older Moorooka homes leak — we take specific precautions there rather than finding out the hard way. Mature planting sits hard against the walls in Graceville, so plants get covered and rinsed. Lead paint on pre-1970s homes changes how we work entirely.

Pre-paint and pre-sale

Painters will tell you a wash is the difference between a paint job that lasts a decade and one that flakes in three years. And for a property going to market, a house wash plus driveway is the cheapest visible improvement available — we do a lot of these around Sunnybank and Sunnybank Hills, usually the week before photos.

In progress
This is what a house wash actually looks like: chemical applied at low pressure and given time to work, then rinsed. There is no blasting involved.

What drives the price

A house wash starts at $450. Five things decide where yours lands.

Size & storeys

A two-storey with high gables is a different job to a low-set brick home. Height means slower, more careful work.

Surface

Painted render, raw brick, weatherboard and fibro all behave differently and some need gentler treatment than others.

Access

Narrow side setbacks, steep blocks and dense planting all add time on the older inner-southside streets.

Condition

A shaded south wall carrying fifteen years of mould takes considerably more chemical and dwell time than a wall washed last year.

Distance

We are based on Brisbane’s southside. Travel well outside our usual patch is reflected in the quote.

The practical questions

How long does it take?

A few hours for a straightforward single storey, up to five or more for a big two-storey. Almost always finished the same day.

Do I need to be home?

No. Close your windows and doors and you can go to work. This one matters more than usual on a house wash — particularly if you have older timber casement windows.

Will it strip my paint?

Not the way we do it. We use low pressure on cladding for exactly that reason. Sound paint is fine; paint that is already failing will show it up, which is worth knowing before rather than after.

What about my garden?

Plants get covered and rinsed. Around Graceville and Chelmer where planting is right against the house that is a real part of the job, not an afterthought.

Do you do the windows too?

We offer external window cleaning from $145, and it makes sense to book it alongside a house wash rather than separately.

Do you use my water and power?

Your water, yes. Not your power.

Brickwork

Brick does not stay that colour on its own

Years of grime and a shaded aspect darken brick so gradually that most owners never notice until it is cleaned.

Gutters and walls are one job, not two. Wash the walls after the gutters are cleared and you are not rinsing months of silt back down over what you just cleaned.
