Annerley is where we are based. That is not a marketing line — it means the trailer is already in the suburb, a look-at-it-first quote costs us nothing, and we can usually get to an Annerley job faster than anywhere else on our run.
Annerley has an unusually mixed building stock for an inner suburb, and each type needs something different from us.
The old Queenslanders and workers’ cottages up the hill off Gladstone and Cornwall. High-set, timber, often with original paint. These get soft washed, never pressure cleaned. The chemical does the work and the water just rinses it off. Blasting painted weatherboard at pressure strips paint, drives water into the boards and costs the owner far more than the wash did.
The 1960s and 70s brick walk-ups. Annerley is full of six-pack flat blocks, and they are almost all under a body corporate. Shaded brick on the southern side of these blocks grows a serious amount of mould, and the common-area concrete — the driveway, the bin area, the stairwells — is usually what the committee actually wants sorted. We do this work with $20m public liability and a SWMS provided up front, which is what most committees need before they can approve anything. More on strata and body corporate work.
The post-war brick-and-tile on the flatter streets. Standard concrete tile roofs, standard concrete driveways, and the most straightforward work we do. A roof clean and a driveway on the same visit is the usual booking.
One thing specific to this area: a lot of Annerley is rented, and a lot of it changes hands. If you are preparing a property for sale or for a new tenant, say so when you call — the priorities are different when there is a photographer booked, and we will tell you what actually shows up in the photos and what does not.

Once the factory coating wears off a concrete tile, moss has something to grip. The tile underneath is usually fine.
