High-set timber Queenslanders, original VJ and weatherboard, and paint that in a lot of cases predates 1970 — which means it is very likely lead-based, and that changes how we work entirely. Containment and controlled rinsing, not high pressure into the garden bed.

The tree canopy is the other defining feature. It is what makes the suburb lovely and it is also why the roofs here need doing more often than the flat, treeless streets further south. Constant leaf drop means gutters fill faster, the shaded southern half of the roof stays damp for longer, and lichen gets a grip years earlier than it would in full sun.

Mature planting sits right up against the walls on most of these blocks. We take real precautions around it — wetting down and covering before we start, rinsing thoroughly afterwards — because a house wash that costs you an established garden is not a saving. Some of the lower streets toward the river have been through floods. If your under-croft or garage slab still carries a silt line, tell us — it behaves differently to ordinary grime and it is worth setting expectations before you book.

Will the chemical kill my garden?
Not if it is done properly. Plants are soaked before we start — wet foliage absorbs far less — covered where it matters, and rinsed again at the end. The risk comes from cleaners who skip that step, not from the chemical itself.
The house is a hundred years old. Is pressure cleaning safe on it?
Pressure cleaning is not, which is why we do not use it on these houses. A soft wash at low pressure, with the chemical doing the work, is the correct method for painted timber — and the only one we will quote on an old Queenslander.
Can you reach the second storey and the gutters?
Yes. High-set homes are normal here. Where the roof or gutter line cannot be reached safely from a ladder we use proper height access and harnesses, and that is factored into the quote rather than sprung on you.
Why can you not quote my place over the phone?
On the larger Graceville and Chelmer properties, honestly, we cannot see enough from a photo to be sure. We would rather come and look than give you a number we have to revise. The visit is free.
